Balloon-style Tooltips for Image Maps

Hi folks,
I am creating a website for a school and have a map of the campus. I have divided it up into hotspots and would like to have pop-up balloon-style tooltips appear on mouseover. Can someone direct me to a good free script for this? Comic-style talk balloons are what I'm aiming for. Thanks!
