I am designing a site for a commercial property realty company. Thier main purpose is to sell excess property (land) left over after building a new mall, shopping center or department store. Thier number one customer is Home Depot. Home Depot buys more land than they need for cheap, build the HD and sell the adjacent land for big $$ because it is next to a Home Depot. Get the idea? They have a very simple database search function now, but I want to get them a better one. Search criteria should be choose a state or several states from a menu, click "go". Next are two menus - one containing all cities and one with all the counties in those state(s). also there, is a place to enter minumum sq. ft. and maximum sq. ft. Choose your cities OR counties and your sq, ft range and click "go". results are a list of matches, each with a link to a page about it.
They currently have a very bad web site with a searchable database of listings. Their listings are either retail complexes, like Home Depot (complete with parking lot), or undeveloped commercial land. Each listing includes these items: property name (like Centerville Mall), city & state (large), property photo, property address, county, square footage, property type & full contact info for property agent. A small percentage of the listings will include a list of current tennents and/or a list of parcelled out sq. footages (ex. 217,000sf, 87,000sf, 65,000sf - this would mean that the listing has three sections & the map would reflect that). Every listing will contain links to download 4 PDF files - site plan, area map, demographics, and property brochure. Finally, every listing will contain a button to email agent, email listing to a friend and print listing.
Finally, there would need to be a password protected admin area for the client to upload a new data file (most likely CSV format from excel), download the current online database, enter a new listing (with image and PDFs), and remove listings from the database. I think that about covers it. There are plenty of Real Estate scripts out there, but none really cover all of what we are needing.
As I am the reseller of your services, I would be most interested in a price tag that I could build into my entire site design bid and still make some money. If it makes a difference, I have several other projects in the works - most of which will involve modifying, configuring and customizing PHP scripts like Amember (
http://membership.cgi-central.net/scripts/amember/). It will be used for a site similar to this:
http://www.breakpointtrades.net. I also need a script to handle vacation rentals. Here is that site in production (

http://www.islandswestrealestate.com. If you are affordable I could send you plent to do.
Hope to hear from you,
