Maintenance Agrement Tracker

I have signed several customers up with Maintenance Agreements to maintain/upgrade/work on their websites.

Say I sell a customer 5 hours of work. When I work I enter the time into a spread sheet and just keep a running total, then bill/invoice when the time runs out.

Is there are software to web based application that anyone uses or has seen that you can maintain and track Maintenance Agreements?

I dont even know what key-words to seach HotScripts or Google???
