fileperms error

Hi all,
I am trying to install sePortal and get this error.....

Warning: fileperms() [function.fileperms]: stat failed for templates in /home/u306055928/public_html/admin/test.php on line 117

Anyone know if it is a server problem or script errror? I have chmod to 777 as should be.

Please let me know what other details you might need.
